What is FHA 203(k)?

FHA 203(k) is a renovation mortgage program insured by the Federal Housing Administration. It can allow eligible homebuyers to finance the purchase of a home and qualifying renovation costs together in one mortgage, subject to FHA and lender requirements.

That means a home that needs work doesn’t have to be ruled out. The renovation is planned before closing, and the work is completed after you buy.

Two types of 203(k)

Limited 203(k)

Eligible renovation projects that generally involve less extensive, non-structural improvements.

Standard 203(k)

Eligible larger-scale rehabilitation and renovation projects, which typically include review by a HUD 203(k) consultant.

Your lender determines which type applies to your purchase and what work is eligible.

Our role as your contractor

We handle the renovation side of the project. In plain terms, that means we:

  • Help define the renovation scope
  • Prepare a written renovation estimate
  • Provide project documents your lender or consultant requests
  • Complete the approved work after closing
  • Coordinate with inspections tied to draw requests

What we don’t do: we are not a lender and don’t provide mortgage advice, loan approval, or eligibility decisions. Your lender handles financing requirements, loan terms, and approvals.
